Designing Quality Communities for Unique Lifestyles and Consistently Delivering Salient Returns to Investors
The Lotis Group
We pride ourselves on aligning the investment objectives of our partners with the realities of specific value-optimized projects. Our top priority is to care for and preserve the equity and debt capital entrusted to us, with the ultimate goal of delivering reliable cash flow and above average risk-adjusted returns to our partners.
His first opportunity to demonstrate full-scale, “concept to close” product development, was while working as an analyst for Trans Union. While there, he devised a new information reporting system that produced intelligent performance and operations metrics, enabling the company to incrementally increase both quality and process efficiency levels.
Freedman holds degrees in Finance, Economics and Management Information Systems from the University of Delaware. Mr. Freedman’s primary responsibilities at Lotis include financial analysis, sourcing or capital, risk management and oversight of investment operations. As a pilot and former national skydiving medalist who has willfully exited a plane at over 22,000 feet, Freedman is well suited to balance risk with reward.
In 2008, after several years working as colleagues at a local real estate firm, Freedman, James S. Gielda and John K. Markey exited to launch their own firm, JKM Developers. Equally eager to move things quickly and having found ideal complements in one another's talents and capabilities, they successfully developed or entitled and sold several thousand residential units, realizing profits for an extensive range of private and institutional investors.
In 2020, Freedman, along with partners Markey and Gielda, Launched Lotis Group. As their solid reputation reaches a broader domain, Lotis Group is both well-positioned and extremely eager to dive into emerging opportunities. Especially those that result in large scale, mixed use developments and micro-communities with senior living facilities; enabling families to remain close to their loved ones.
``Everything I develop or conceptualize throughout my career draws parallel to my own family. I do this because I am always focused, personally and professionally, on conducting thorough due diligence, prior to making leaps ensuring quality housing for all.``
Freedman, a Boca Raton resident, is married to his wife Kristi, together they share elementary age identical twin daughters, Josie and Sadie.

Gielda began his professional career with one of the largest land use consulting firms in South Florida, Land Design South. He holds a Bachelor’s of Landscape Architecture degree from Virginia Polytechnic Institute and State University as well as a Florida Real Estate License.

Previously, John was the design architect and general contractor qualifier in the Design/Build architecture firms Tektonica and JKM Design/Build.
