Lotis was founded in 2009 by Adam P. Freedman and James S. Gielda. The company is strengthened by the people and consultants it brings together for each project—professionals with experience across planning, design, construction, accounting, property management, and operations.

Adam P. Freedman is Co-Founder and Chief Executive Officer of Lotis, which he founded with James S. Gielda in 2009. Freedman leads company strategy, financial analysis, risk management, business planning, and organizational oversight. Gielda leads the company’s entitlement and development work.
Before entering real estate, Freedman worked as an analyst for TransUnion, where he created information-reporting tools that improved performance visibility and operational efficiency. That systems-based approach continues to shape his work at Lotis through rigorous due diligence, clear decision-making, and disciplined execution.
Freedman holds degrees in Finance, Economics, and Management Information Systems from the University of Delaware. At Lotis, he applies this multidisciplinary background to evaluating opportunities, structuring decisions, managing risk, and assembling the consultants and operating partners appropriate for each assignment.
A pilot and former national skydiving medalist, Freedman brings preparation, judgment, and a disciplined respect for risk to every project.
Freedman and his wife, Kristi, are raising identical twin daughters who are now in high school.

Prior to cofounding Lotis, Gielda worked at Boca Raton-based EB Developers, Inc. as Director of Real Estate Entitlements. Gielda managed and executed land use, concurrency, site plan, architecture, environmental, and permit approvals for numerous residential and commercial developments.
Gielda began his professional career with one of the largest land use consulting firms in South Florida, Land Design South. He holds a Bachelor’s of Landscape Architecture degree from Virginia Polytechnic Institute and State University as well as a Florida Real Estate License.
