The Project

Boynton Village and Town Center is a mixed-use project located within the City of Boynton Beach, at the northeast intersection of Congress Avenue and Old Boynton Beach Boulevard.  This project includes approximately 100 acres, of which 43 acres were previously developed with 408,000 SF. of office and in-line retail, consisting of Target, Michael’s, Best Buy, Total Wine, and numerous shops and restaurants.  The remaining 57 acres were entitled for 1,108 residential units which were never built.

The 57 acre undeveloped residential portion of this project was acquired in late 2010 in conjunction with a BlackRock Residential Opportunity Fund.  As the master developer, Lotis completed a full re-positioning of the residential component into three phases of multi-family rental apartments with a total of 1,108 units.  Lotis operated the existing Community Development District (CDD) and completed all master-infrastructure including site clearing, right-of-way construction, utilities, perimeter greenways, dog parks, and traffic signalization.  In addition, the first phase of 350 four-story apartments were designed, documented, fully bid out to GMP, and sold by Lotis to a regional apartment developer.
